Q3 Market Review 2025

In summary another active quarter which saw a good response to all properties in all price ranges. There was particularly strong enquiry from investors in the sub $700,000 price range. 

We had 343 buyer inspections,  175 offers made resulting in 25 exchanged contracts. So it was quieter over the winter months.

$1,275,000 highest price

$202,000 lowest price for an ex church in Ballimore which saw multiple buyers compete at a fantastic onsite auction conducted by Graeme Board and marketed by Ross Woodham. 

The average days on market was 37 days.

Highlight standout sales were three apartments in No. Church St and five lots selling in Joira Estate. Buyers interested in these two developments should not delay their enquiries. 

There were also a number of properties sold off market and prior to marketing. 

The most sought-after property, attracting over 34 groups to inspect was 13 Langford Drive, marketed by Graeme Board and Jen McGrath

This month we welcome Tracey Coe to the sales team, Tracey brings to the team a wealth of knowledge and experience haven’t worked in the kangaroo valley area and we are excited to have her working alongside Elle Roberts, Ross Woodham, Graeme Board and Jen McGrath.
