As Quarter 3 of 2026 comes to a close, the changing market conditions we have discussed throughout the year continued to evolve. Investors are taking more time to research opportunities and identify the investment that best suits their individual circumstances, creating a more considered and balanced marketplace.
Despite this shift, more sales were transacted during Quarter 3 than in Quarter 2, with sellers continuing to benefit from strong long-term growth. It is worth remembering that Dubbo’s median house price has increased by 48% since March 2020.
By the Numbers – Q3 2026 Highlights
Over the past quarter, our team successfully completed 31 property sales, representing just over half the number of sales achieved during the exceptionally strong first quarter of 2026.
- Highest sale: $1,150,000
- Lowest sale: $350,000
- Buyer inspections: 337
- Offers received: 211
No. 1 Church Street
Buyer enquiry, inspections and sales remained steady throughout the quarter. Existing purchasers continue to patiently await the issue of the final Occupation Certificate, allowing settlements to occur and residents to move into their new homes.
Joira Estate
The final six lots in Joira Estate sold during the quarter, with the estate now completely sold out. Impressively, the final lots achieved prices approximately 16% higher than their original 2024 list prices.
Buyer Behaviour Is Changing
Two key trends emerged during the quarter:
- Construction costs continue to increase, making renovated and newly built homes particularly attractive to both investors and owner-occupiers.
- While investor activity has reduced, first home buyers are increasingly returning to the market.
Most Popular Property on the Market
The most inspected property this quarter was 2 Nancarrow Street, marketed by Jennifer McGrath, attracting 48 buyer inspections.
The property ultimately sold for $685,000 to an investor, demonstrating that quality homes in premium Dubbo locations continue to generate strong buyer interest. Nancarrow Street remains a highly sought-after address for buyers seeking established homes in a tightly held neighbourhood.

Looking Ahead
As we move into the final quarter of 2026, I expect the current market conditions to continue. Buyers remain active, however they are taking more time to make decisions as they carefully assess value, property quality and long-term potential.
We are also seeing positive signs from first home buyers, who are becoming an increasingly important segment of the market. At the same time, investors are approaching purchases more strategically, focusing on properties with strong rental appeal and future growth prospects.
For sellers, presentation, accurate pricing and a well-executed marketing strategy remain critical. Properties that are well presented and positioned correctly in the market continue to attract strong enquiry and achieve excellent results.
While market conditions have shifted from the intensity experienced earlier in the year, the underlying fundamentals supporting the Dubbo property market remain strong. Population growth, infrastructure investment, employment opportunities and relative affordability continue to make Dubbo an attractive place to live and invest.
If you are considering buying, selling or investing, our team would be pleased to provide a personalised update on your property’s current market position.
